It is prudent to identify, understand and quantify these potential liabilities prior to completion of any property transaction. This is of particular importance in brownfield redevelopment projects as old industrial properties are redeveloped for economically constructive reuse. This is also reflected in the requirement by most lending institutions to complete some level of environmental screening as part of the due diligence process for property acquisition.
